The house in shape conforms to the pie shape lot reflecting the two angles of each lot side into an interesting composition of Mediterranean design. Further, the property has a full-size tennis court adjacent to the home that overlooks the Intercoastal Waterway. To become a LEED Gold rated project, the residence features photovoltaic panels, a rainwater collection cistern, alternative/native landscaping, artificial grass, and energy-efficient lighting.
Additionally, this house utilized a prefab, modular "Royal Wall" structural system that reduces construction waste and provides superior insulation capability. Building materials have been carefully chosen for their recyclable content regionality to South Florida, and in the case of roofing and pavers, the ability to reflect sunlight to reduce the heat island effect. This was the first home in Golden Beach to be permitted for artificial grass landscaping, so the project has been maintained beautifully. Clay tennis courts were put on the property, overlooking the water, for the client who is an avid tennis player.
