Developer proposes 57 townhouses in Broward County

A townhouse community called Oaks Place has been proposed in a leafy neighborhood on the west side of Dania Beach.

On May 8, the city commission will consider the rezoning application by BCD Dania Oaks LLC, managed by Joel S. BaryJoel Cohen, and Albert Darwiche of B2J Development Group in Aventura. It concerns the 4.8-acre site at 5461 to 5525 S.W. 40th Ave., which currently has four single-family homes.

The property is just east of Florida’s Turnpike between Griffin Road and Stirling Road. The developer assembled the parcels for a combined $2.3 million in 2016.

Designed by Sklar Architecture, Oaks Place would have 57 townhouses in 16 buildings of two-stories each, plus a 905-square-foot clubhouse with a pool. It would have 135 parking spaces. The project would total about 94,000 square feet.

While each townhouse would have a driveway, they would not have garages.

In the application, the developer said it would retain as many of the existing trees as possible.

Greenspoon Marder attorneys Dennis Mele and Sarah Stewart, who represent the developer in the application, couldn’t be reached for comment.
